How to Find an Apartment in Germany: WG-Gesucht and ImmobilienScout24

Housing in Berlin, Munich, Frankfurt, and Hamburg is intensely competitive. Application response rates can fall below 10%. Here is what actually moves the needle.

WG-Gesucht (Shared Flats)

WG-Gesucht is the dominant platform for shared apartments (Wohngemeinschaft / WG). Build a detailed profile with a real photo and a short self-introduction — in German if possible. Respond to listings within the first hour of posting; speed matters more than message quality for initial contact. A premium account (~€5/month) lets you see who viewed your profile and unlocks extra filters — worth it during an active search.

ImmobilienScout24 (Whole Apartments)

For standalone apartments, ImmobilienScout24 is the largest platform. Prepare a Mietermappe (landlord package): ID copy, last three payslips or scholarship proof, a free Schufa credit report (meineschufa.de), and sometimes a reference from your previous landlord. Apply to 15–20 listings simultaneously — response rates are low.

Scam Warning

Never transfer money before an in-person or video viewing. Suspiciously low rents, landlords claiming to be abroad, and gift card payment requests are always scams. Use reverse image search to verify listing photos.

The Rental Contract

Key terms to check: Kaltmiete (cold rent, excluding utilities), Warmmiete (all-in rent), Nebenkosten (utility advance payments), Kündigungsfrist (notice period — usually 3 months), and Kaution (deposit — capped at 3 months cold rent by law).
